Shipping policy

JADE HOMES, INC. Shipping Policy Effective Date: August 1, 2026

  1. SHIPPING LOCATIONS We currently ship to addresses within the United States. We do not ship to P.O. Boxes, APO/FPO addresses, or international destinations.
  2. 2. PROCESSING TIME Orders are processed within 1–2 business days (Monday–Friday, excluding holidays). Orders placed on weekends or holidays will begin processing the next business day.
  3. 3. SHIPPING METHODS We offer the following shipping options based on product type, weight, and destination: Standard Ground Shipping (UPS / FedEx Ground): • Available for items under 150 lbs • Delivery time: 3–7 business days within the continental U.S. • Cost calculated at checkout based on weight and destination Freight Shipping (LTL / Flatbed): • Required for oversized or heavy items including: – LVL beams and engineered lumber – Full pallets of CMU blocks, rebar, or cement – Bulk lumber orders over 150 lbs – Full bundles of roofing shingles (20+ bundles) • Delivery time: 5–10 business days • Freight orders require a valid phone number for delivery scheduling • Customer must be available to receive and inspect freight deliveries • Liftgate service available upon request (additional fee may apply) Local Pickup (Redmond, WA): • Available at our facility: 14918 NE 74TH CT, REDMOND, WA 98052 • No shipping charges for pickup orders • Pickup hours: Monday–Friday, 8:00 AM – 4:00 PM PST • Orders are typically ready within 24 hours • Customer must bring valid ID and order confirmation • Customer is responsible for proper vehicle, tie-downs, and safe transport of materials

SHIPPING RESTRICTIONS The following items cannot be shipped via standard ground carriers and require freight or local pickup: • Portland Cement (94 lb bags) — Local pickup or freight only • Concrete blocks (CMU) — Freight or local pickup only • LVL beams over 8 feet — Freight or local pickup only • Rebar in quantities over 10 pieces — Freight or local pickup only • Spray foam insulation kits — Ground shipping available; hazardous material fees may apply
  5. 5. SHIPPING COSTS Shipping costs are calculated at checkout based on: • Total weight and dimensions of the order • Shipping destination (ZIP code) • Selected shipping method Free shipping is not currently offered due to the weight and bulk of construction materials.
  6. 6. ORDER TRACKING Once your order ships, you will receive an email with tracking information. Freight shipments will include the carrier's contact number for delivery scheduling.
  7. 7. DELIVERY INSPECTION For all orders: • Inspect packages immediately upon delivery • Note any visible damage on the delivery receipt before signing • For freight deliveries, inspect all items while the driver is present • Report damage within 48 hours to jadehomes72@datamastershub.com with photos Failure to note damage at the time of delivery may limit our ability to file claims with the carrier.
  8. 8. DELAYS AND BACKORDERS While we strive to maintain accurate inventory, occasional stock shortages may occur. If an item is backordered: • We will notify you via email within 1 business day • You may choose to wait for the item, substitute a comparable product, or receive a full refund • We are not liable for project delays caused by shipping or inventory issues
  9. 9. SPLIT SHIPMENTS Orders containing both standard and freight items may be shipped separately. You will receive tracking for each shipment.
  10. 10. ADDRESS CORRECTIONS Customers are responsible for providing accurate shipping addresses. Address corrections after shipment may incur additional fees charged by the carrier. We are not responsible for orders shipped to incorrect addresses provided by the customer.
